When our team first met with the client, the request was straightforward yet demanding. The client wanted a new master’s bedroom on the second floor but did not want to lose the existing outdoor space entirely. At the same time, the ground-level carport needed a fresh, modern look to unify the property’s overall design. This project presented an opportunity to rethink how space is used and how a home can balance function with comfort and style.
The Challenge of the Second Floor
The second floor originally had a small bedroom and a large wrap-around balcony. This balcony, while spacious, had become a practical but uninspiring area mainly used for washing and hanging laundry. The outdoor space was underutilized and lacked the inviting atmosphere one might expect from such a large area.
The challenge was to reclaim this space without sacrificing the openness and outdoor feel that the client valued. The goal was to turn a purely functional area into a relaxing, modern sanctuary that fits the lifestyle of a Philippine suburban home.

Designing with Purpose: Small Changes, Big Impact
We used ArchiCAD and Twinmotion to carefully rework the second-floor layout. This approach allowed us to visualize and test different configurations before finalizing the plan. The result was a thoughtful redistribution of space that met the client’s needs while enhancing the home’s flow and aesthetic.
Balcony Lounge: Right-Sizing Outdoor Space
Instead of removing the balcony completely, the design reduced its size to a more manageable 38.5 square meters. This smaller balcony was transformed from a laundry zone into a dedicated outdoor lounge. The new space invites relaxation and socializing, with room for comfortable seating and greenery. This change preserved the connection to the outdoors while giving the balcony a clear purpose.
Master’s Bedroom: Creating a Private Retreat
A generous portion of the former balcony was converted into a 22-square-meter master bedroom. This new suite offers privacy and comfort, with a bright and airy design that emphasizes natural light and modern finishes. The room’s layout maximizes space without feeling cramped, providing a peaceful retreat within the home.
Carport and Facade: Modernizing the Ground Level
To balance the second-floor renovation, the carport received a significant update. The new design features clean-lined structural columns and a flat canopy that complements the modern look of the master suite above. This facelift gives the property a cohesive appearance and improves curb appeal.
Practical Lessons from the A+M Razon Residence
This project shows how thoughtful design can transform underused spaces into valuable parts of a home. Here are some key takeaways:
Evaluate existing spaces critically. Large outdoor areas may not always serve their intended purpose. Identifying underused zones opens opportunities for improvement.
Balance indoor and outdoor living. Maintaining some outdoor space while adding indoor rooms can enhance the home’s livability.
Use technology to visualize changes. Tools like ArchiCAD and Twinmotion help drafters and clients see potential outcomes before construction begins.
Focus on simplicity and clarity. The updated design avoids
clutter and emphasizes clean lines and open spaces.
Consider the whole property. Updating the carport and facade ties the renovation together and creates a unified look.
Moving Forward with Thoughtful Design
The A+M Razon Residence renovation demonstrates that even small changes can have a big impact on how a home feels and functions. By reimagining the second floor, the design team created a space that supports both daily living and relaxation without sacrificing outdoor connection.
